| | | Headlines + Happenings April 24, 2025 | | | | The Edgefield Hotel Update Community Development Program | | As a part of our Community Development Program, we provide communities with support to convert historic properties into residential, commercial, and communal assets. One such community we are currently involved in is Edgefield.
In 2017, a leading Edgefield citizen donated the town’s historic hotel to Preservation SC. The original hotel, known as the "Planters Inn", was built in 1813, and for much of the 19th century, was used as a tavern and hotel. This early framed structure burned and was rebuilt in 1919 to what we see today.
In August 2024, we announced the acquisition of the Edgefield Hotel by B&B Real Estate Company, a Greenville, South Carolina-based firm, with the goal of restoring the property. Earlier this month, Bryan Beal, the company's owner, presented his vision for the hotel's future at The Mill in Fountain Inn, an historic flour mill transformed into a brewery and event space, a recent renovation project completed by Beal. We are pleased to share their vision for the hotel.
Following restoration, the hotel will feature a new restaurant, dining room, and “cigar lounge” on the ground floor, immediately accessible from the foyer. The second and third floors will offer 25 rooms, including three double rooms. A rooftop patio on the second floor is also planned. The project’s estimated cost is between $9-$11M, with construction expected to take around 15 months. Barring delays, groundbreaking is slated to occur by the end of 2025, once necessary permits and grants are secured. | | |

E.T. West House Update Endangered Properties Program | We have made significant progress on repairs and stabilization measures to the front balconies of the E.T. West House. In February 2025, we announced our acquisition of the historic property through our Revolving Fund, made possible by a substantial appropriation from the SC General Assembly in 2024 and the support of our members. | | | | Today, temporary structural bracing has been installed on the front façade to provide lateral support for the walls and frames. The first floor system has been completely rebuilt and work has started on the second floor system. This phase of the project is expected to be completed around May 16, 2025. We appreciate the efforts of experienced local builders, Chisholm Construction, and Preservation Consultant, Bill Segars, for their work to this project.
